Local accommodation management

Belocal provides apartment, villa and boat management services in the following forms:

  • Short-term local accommodation (stays of less than 30 days)
  • Medium-term accommodation (stays between 30 days and 1 year)

Short-term rental accommodation

Services included

The following services are included in our service charge:

  • Ad creation (photo and text)
  • Communication and guest management – before, during and after the stay
  • Personal check-ins or self-check-in, as appropriate
  • Management of booking platforms, Booking, Airbnb, VRBO and own website
  • Payment management (guest payments, deposits, credit card charges)
  • Invoicing guests
  • Revenue management and competitive pricing through software such as TalkGuest and Pricelabs
  • Cleaning and laundry services
  • Processing of tourist tax, if applicable
  • SEF registrations
  • Monthly revenue reports
  • Personal dashboard to analyze revenue and occupancy in real time (Talkguest)

Marketing and sales

BeLocal promotes properties through various OTAs, such as Airbnb, Booking.com, VRBO and our own booking site.

The management and definition of competitive prices is done on a daily basis through software such as TalkGuest and Pricelabs to maximize revenue in line with market demand.

Commissions

  • 25% Local accommodation property management service + VAT at the legal rate in force
  • The cleaning fee paid by the guest is paid in full to Be Local, including VAT.

The commission is calculated on the net income from the reserves (the amount actually received in the holder’s account after the platform commissions have been paid). Please note that these commissions do not include the cost of basic services (water, electricity, internet, gas, etc.).

Extra services

  • Online Local Accommodation Registration – 200€ + VAT
  • Handling of physical and online Complaints Book – 50€ + VAT
  • Maintenance services – on budget
  • Consultancy on purchases for local accommodation (furniture, linen and towels, decoration, security measures) and their implementation – under quotation

Compulsory prerequisites

For a property to be registered as LA, it must meet the following requirements:

  • Storage conditions and operation of facilities and equipment;
  • Connection to the public water network or private supply system, including quality control;
  • Connection to public sewage system or septic tank
  • Hot and cold water;
  • Window or balcony with connection to the outside (for ventilation);
  • Furniture, equipment and utensils;
  • System for blocking outside light (blinds, curtains)
  • Doors equipped with a security system that guarantees users’ privacy;
  • Sanitary facilities must safeguard privacy.

Apartments for less than 10 people:

  • Fire extinguisher and blanket accessible to users;
  • First aid equipment accessible to users;
  • National emergency number (112) displayed.

Advertising for the accommodation must display the name or logo and the registration number. It must not show features that the property does not have.

Mandatory elements:

  • A nameplate (transparent crystal acrylic material, extruded and polished, 10 mm thick, measuring 20mm by 20mm, with Arial 200 font, dark blue color (Pantone280), stainless steel screws (8mm in diameter and 60mm long) at each corner) must be affixed to the outside entrance.
  • Complaints book (physical and online).

Medium-term accommodation

Services included

  • Management of booking platforms
  • Contract management (creating rental contracts with tenants)
  • Tenant selection
  • Payment management (guest payments, deposits, credit card collections)
  • Invoicing guests
  • Revenue management and competitive pricing
  • Cleaning and laundry services
  • Handling of tourist tax, if applicable
  • SEF registrations
  • Monthly revenue reports
  • Personal dashboard to analyze revenue and occupancy in real time (Talkguest)

  • 15% Local accommodation property management service + VAT at the legal rate in force

  • The cleaning fee paid by the guest is paid in full to Be Local, including VAT
