Terms and Conditions of Reservations

Reservation Conditions

Reservations are subject to availability and confirmation of payment.

To confirm the reservation the guest must make the respective payment, in the prescribed for each accommodation.

The values of the reservation fees, deposit, cleaning fees or others, are those announced at each moment of the page of each accommodation.

A deposit is required for all accommodations to cover any damage caused to the property and/or condominium. The deposit will be withheld at check-in, when in person, or 48 hours before the reservation is made, via online, when check-in is express. Guests will not be charged any amount, and the deposit is a hold that will not allow them to access these funds until the hold is cancelled.

If no damage occurs to the property during the stay, the deposit will be cancelled after check-out using the same credit card, which will happen up to 7 days after check-out.

If the property is not in the same condition, the deposit will be retained until the damaged items are paid for.

The reservation will be subject to cancellation if an authorization hold cannot be made for the amount of the deposit, so it is important that guests ensure that their credit card is valid and has sufficient funds. If the deposit amount cannot be held, you will be notified by email or SMS and you will have 12 hours to try another payment method.

All prices include VAT at the legal rate.

Payment Methods

Payment for reservations can be made by credit card American Express, Visa or MasterCard.

Guests are also subject to the particular rules available at each accommodation.

Pre check-in

Upon completion of the reservation, the reservation holder will receive an email and/or SMS from Feel Local confirming the reservation and containing important explanations about the accommodation and information about additional services (such as transfer service or extra cleaning service).

Guests will be asked to fill in an Accommodation Placement Form which is very important for the preparation of the stay.

The Accommodation Form will ask for arrival time, the total number of people staying – so that we can provide the right amount of linen and towels – as well as mandatory information in terms of foreign and border services.

Guests must indicate the exact number of people on the Accommodation Bulletin. The number of guests specified in the reservation cannot be greater than the number of guests present in the accommodation. If the number of guests exceeds the limit, Feel Local reserves the right to require guests to leave the accommodation without any compensation or refund of fees paid.

Feel Local cannot assume any responsibility for incorrect or non-completion of the Accommodation Bulletin.

Any attempt to alter and/or violate the original information will invalidate the Accommodation Bulletin and will be subject to cancellation of the reservation.

Cancellation Conditions

After the confirmation of the reservation, the following fees will apply in case of cancellation:

(a) The guest will pay 50% of the total amount of the reservation, in case of cancellation up to 30 days before check-in.

b) The guest will pay 100% of the total amount of the reservation, in case of cancellation less than 30 days before check-in.

If an overbooking situation occurs (i.e. simultaneous reservations in the same accommodation) in the accommodation booked by the Guest, the Guest expressly acknowledges and accepts that Feel Local will re-book in an accommodation of the same category (in any case, ensuring that the quality of the accommodation provided is not inferior to the accommodation booked by the Guest), without additional costs to the Guest, and without being entitled to any compensation from Feel Local for this reason.

Conditions of stay

The reservation holder must be at least 18 years of age and must remain in the booked accommodation for the entire stay. Guests under 18 years of age can only be accommodated if accompanied by an adult who is the booking holder.

The reservation holder must provide a valid address, telephone contact and email address.

No pets (of any breed, size or age) are allowed in Feel Local’s accommodations. Feel Local reserves the right to require guests to leave the accommodation without any compensation or refund of fees paid if any animal is found inside.

Smoking is not allowed inside the accommodations.

In accordance with paragraph a) of clause 1 of article 45 of the Convention implementing the Schengen Agreement, the accommodation of foreign citizens must be reported to the SEF, meaning all those who do not have Portuguese nationality.

For the purpose of the previous number, all guests with foreign nationality must provide all information regarding their identification, by the check-in date, through the Accommodation Bulletin.

Guests must notify Feel Local of any damage to the accommodation, contents, equipment or accessories that occurs during their stay, even if the guest considers the damage to be regular wear and tear and not their fault. Failure by the guest to notify Feel Local of such damage may result in the guest being held liable for such damage.

Additional Services

Feel Local offers several additional services to guests, such as private transfers, boat tours, tours, housekeeping and laundry services.

All additional services are upon request and subject to confirmation of availability.

Feel Local is not responsible for any services provided by outside vendors.

Check-in e check-out

Upon check-in, identification documents will be requested from the person responsible for the reservation, as well as from all foreign guests, in order to confirm the information provided.

Unless otherwise agreed, occupancy of the accommodation on the check-in date will be between 5pm and 10pm.

Check-out time is until 11:00am and all guests must leave the accommodation by the scheduled time. Guests must inform the desired check-out time so that a member of the Feel Local team can be present.

If it is not possible for a Feel Local staff member to be present at checkout time, the guest may leave the keys on the main table inside the accommodation and close the door. The guest should NOT leave the keys in the door lock.

If the guest refuses to leave, Feel Local reserves the right to enter the accommodation, remove their belongings, change the locks and also take other action that may be necessary. (The guest will be responsible for the cost of any such action).

Any changes to check-out and check-in dates and times will have to be confirmed by Feel Local. In case of delays, without prior notice and without confirmation from Feel Local, a fee corresponding to one night’s rate will be charged from the deposit.

At check-in Feel Local provides only ONE set of keys, and guests must be careful not to lose them or leave them inside the apartment. Guests must return all keys upon check-out.

Additional fees will be charged for lost keys or lock-outs. Fees are charged as follows:

  • Lost Keys – 100€
  • Emergency visit (between 9:00 am and 6:00 pm) – 25€
  • Emergency visit (between 6pm and 9am) – 50 euros
  • If a locksmith service is required, the guest will be responsible for the total amount charged by the service provider.

The service provider’s fee is based on complexity, materials, time spent, and other variables.

Feel Local is not responsible for any items left inside the apartment after the guest has left. Any belongings found in the apartment can be returned upon request. The guest is fully responsible for all expenses related to the return process of their belongings.

Cleaning, sheets and towels

The accommodation will be cleaned prior to guests’ arrival. Feel Local’s basic service includes a set of towels, bed linen and some toiletries for each booking.

Additional cleaning services and products, including change of sheets and towels, are available for an additional fee.

Guests are expected to keep the accommodation as tidy and clean as possible and to return it, at check-out, in the best clean condition so that Feel Local can welcome the next guest.

Guests must not leave garbage inside the accommodation, near the door or outside the door of the building (when applicable), and must use the garbage bins on the street intended for this purpose.

Equipment, furniture and housing items

If a device does not work, or if guests are unsure about how to use any equipment in the accommodation, they should contact the responsible Feel Local host.

No changes are allowed to the accommodation or its contents.

All items found in the accommodation belong to the owner and should not be moved or removed from the property during the stay.

Maintenance and special requests

Any and all problems within the accommodation (e.g. electrical problems, equipment malfunction, water leaks), should be immediately reported to Feel Local by email or phone. Depending on the problem, resolution may take up to 72 hours, or longer if relying on third-party services.

While respecting guests’ privacy, Feel Local reserves the right to access the accommodation at any time, if necessary, for inspections, repairs and emergencies.

Extra beds and baby cribs can be requested, in advance, but are limited to availability at the time.

Noise, illegal activity, safety

According to the law, the night rest period is between 22h00 and 08h00, so guests should maintain silence.

Guests must not disturb the neighbors, namely by opening or closing the door of the accommodation or the door of the building where it is integrated (when applicable).

Reservations for illegal or immoral activities are not accepted.

The guest whose name is on the booking confirmation email will be responsible for the behavior of the whole group and agrees to avoid any illegal activity.

Guests are not allowed to invade the owner’s privacy or post anything that might allow a third party to identify the property’s address or the owner’s identity (even if such information is already in the public domain).

Guests are primarily responsible for their own safety during their stay with Feel Local. Guests must listen to any instructions or explanations that are provided by Feel Local during check-in.

If a guest becomes aware of anything during their stay that they believe to be a health and safety risk they should inform Feel Local immediately. When leaving the accommodation, guests must ensure that they leave gas appliances turned off, windows closed, air conditioning, central heating and lights switched off.

Responsibility

Feel Local’s service is legally limited to its accommodations and the relationship with guests during their stay. Feel Local will not be responsible for any occurrences outside the limits of the accommodation, such as cleaning and maintenance of the building, outside noises, construction, neighbors or any other matter not directly related to the accommodation itself.

Photos and descriptions of the accommodations are produced by Feel Local. Minor changes in the accommodation may occur in relation to the photos on the website, without compromising its overall condition or amenities.

Feel Local will not compensate guests, refund fees, or transfer guests to other accommodations based on their appearance or surroundings. It is the guests’ responsibility to ensure, prior to booking, that the area or neighborhood they choose to stay in is to their liking.

Feel Local is not responsible for any damages caused, directly or indirectly, that may occur during guests’ stay in the accommodation, such as personal injury, theft, robbery or criminal behavior, losses due to fire or misconduct, etc. The same applies with regard to any deficiencies in the gas, electricity, water, telephone or internet supply.

All theft, robbery or any criminal behavior must be reported by the guests immediately to Feel Local, as well as to the competent police or judicial authorities.

Feel Local is not responsible for potential delays, accidents, losses or changes in schedules or rates that are related to the services of our suppliers. Feel Local is not responsible for errors and/or omissions, misrepresentations by third parties, disputes between a guest and a third party, or the content of external links other than the one on which the reservation was made.

In the event that guests fail to comply with these terms and conditions, or in the event of bad behavior by guests, Feel Local reserves the right to require guests to leave the accommodation without any compensation or refund of fees paid.

Legislation and fortuitous cases

This agreement is between the guests and the company Feel Local, which is duly authorized to arrange the rental of the accommodation. This agreement gives guests permission to occupy the accommodation for the period and on the terms agreed upon.

Guests are not tenants of the accommodation and do not have exclusive possession of it. In the rare event that a booked accommodation becomes unavailable due to damage caused by any circumstance not attributable to Feel Local, such as water or gas leaks, Feel Local will not be responsible for the inconvenience caused, however, it will take all necessary steps to move the guest to an accommodation with similar characteristics.

If the guest does not accept the move, the total amount (excluding costs related to the days the apartment was used by the guest, if applicable) will be refunded, but neither the owner nor Feel Local will be liable to the guest for any additional amount in relation to the cancellation of the booking. Feel Local will not be responsible for the possible theft of objects left in the accommodation.

Amendments and applicable jurisdiction

Feel Local reserves the right to update its terms and conditions at any time as necessary. It is the responsibility of the parties using the Feel Local service to review these terms and conditions in the event of a change before making a reservation.

By agreeing to use the Feel Local service it is understood that the guest accepts any changes and that all parties will comply with those changes. These terms and conditions do not affect the rights of guests.

These terms and conditions are subject to Portuguese law. The Portuguese Courts have exclusive jurisdiction in case of legal action regarding any accommodation booking with Feel Local.
